What an Airbnb management company actually does

The job rarely comes down to cleaning. It starts with the listing: photos, title, description, declared amenities, house rules. A poorly built listing caps its own visibility, whatever else you do.

Then comes pricing. It is the single biggest lever on final income, and the one private owners work on least. We use a dynamic pricing tool that adjusts rates daily to real demand in the area.

Next, the guest relationship: fast replies to enquiries, arrival instructions, support during the stay, follow-up for reviews. Response times directly affect how the listing ranks.

And finally the operations: cleaning and linen after every departure, restocking, a check before every arrival, and routine maintenance.

Airbnb, Booking, or both

We publish on both platforms and synchronise the calendars, which prevents double bookings while increasing visibility. The two audiences only partly overlap: Booking brings more last-minute bookings and European guests, Airbnb more planned family stays.

How much does Airbnb management cost?

We are paid as a percentage of the rental income generated. The French market ranges from 15% to 25% depending on what is included. Our rates are deliberately competitive for the area: get in touch for a costed proposal on your property.

Is using a management company worth it?

It depends how much time you can give it. Management usually improves both occupancy and average nightly rate, which offsets some or all of the commission. If you live far from the property, the question barely arises.

Who handles problems during a stay?

We do. Guests contact us directly and we go to the property if needed. You are only involved in decisions that are yours to make, such as a significant repair.

What happens if the property is damaged?

We inspect the property after every departure and, if necessary, start the relevant platform’s compensation procedure, keeping you informed.
